also serves as an entrance to a 202 townhome project area and on that basis, a majority of the <br />Planning Commissioners felt that townhomes would be more compatible with the area. As a <br />compromise between the residents' desire for a low-density development on the subject property <br />and the Commission's desire for a development compatible with Alpine Acres townhome <br />project, the developer and Planning Commission agreed that the subject area would be restricted <br />to four townhome units. The developer has submitted a revised preliminary plat reducing the <br />number of townhome units on the property from six to four. The Planning Commission <br />recommended approval of the request for a rezoning to R-2 Medium Density Residential with a <br />four-unit restriction. <br /> <br />Councilmember Kurak noted that the parcel is 1.5 acres and is currently zoned for three units per <br />acre and the developer is proposing four units. <br /> <br />Councilmember Cook stated that the City Council received a letter from Debbie Kuechle in <br />opposition to the rezoning, but in all fairness to the developer they renegotiated a contract with <br />the daughter of the landowner and she did not put in the contract that it should be single-family <br />dwellings. If the daughter wanted to see that for her family it should have been placed in the <br />purchase agreement and it was not. <br /> <br />Motion by Councilmember Kurak, seconded by Councilmember Pearson, to adopt Resolution <br />#03-06-159 adopting Findings of Fact #0649 relating to a request to rezone the proposed plat of <br />Alpine Acres 2nd Addition from R-1 Single Family Residential to R-2 Medium Density <br />Residential. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, and Councilmembers Kurak, Pearson, Cook, and <br />Strommen. Voting No: Councilmember Zimmerman. <br /> <br />Motion by Councilmember Kurak, seconded by Councilmember Cook, to introduce an ordinance <br />to rezone the subject property from R-1 single family residential to R-2 medium density <br />residential, based on the findings of fact, and contingent upon City Council and Metropolitan <br />Council approval of the Comprehensive Plan Amendment, and the developer receiving <br />preliminary plat and site plan approval for Alpine Acres 2nd Addition with a maximum of four <br />units. <br /> <br />Motion carried. The property is generally located at the intersection <br />of Alpine Drive and Sunfish Lake Blvd. Oak Creek Builders is representing the estate holders. <br />The subject property is approximately 1.36 acres in size and the applicant is proposing to develop <br />a total of 6 townhome units.
