CASE #: ~ <br /> <br />REQUEST FOR PRELIMINARY PLAT REVIEW OF ALPINE ACRES, <br />CASE OF OAK CREEK BUILDERS, INC. <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Oak Creek Builders, Inc. has submitted a preliminary plat for the development of a townhouse <br />subdivision. The property is generally located in the triangular area formed by the intersection of <br />Nowthen Blvd, Sunfish Lake Blvd., and Alpine Drive. Oak Creek Builders 'is representing the <br />property owners. Staff attempted to notify property 'owners within 700 feet <br />of the subject property. <br /> <br />Observations: <br /> <br />The subject property is approxknately 42.4 acres in size and the applicant is proposing to develop <br />a total of 202 townhomes and 1 existing single family homestead for a total of 203 housing units. <br />The townhomes will be subject to site plan review for all other aspects of the proposal includIng <br />but not limited to architectural standards, off-street parking, structure setbacks, and landscaping. <br />The results of the site plan review may impact the actual number of townhomes to be developed <br />on the property. <br /> <br />The property is zoned R-2 Medium Density Residential with the exception of the outlot located <br />in the southwestern portion of the plat along Alpine Drive, which is zoned R-1 Single Family. <br />The R-2 Zoning District allows for townhome developments up to 7 units per net acre. All of the <br />proposed town.homes are located within the R-2 zoning district. The applicant has submitted a <br />Comprehensive Plan Amendment and Rezoning application that is proposing to change the <br />outlot's designation in the Comprehensive Plan to medium density residential and rezone the <br />property to R-2 Medium Density Residential. The Comprehensive Plan Amendment and <br />Rezoning would allow the applicant to develop the outlot with townhomes. The Planning <br />Commission reviewed the Comprehensive Plan Amendment and Rezoning request along with a <br />preliminary plat and site plan for the development-of the outlot, to be named Alpine Acres 2nd <br />Addition, on June 5, 2003. The Planning Commission recommended that the City Council <br />approve the Comprehensive Plan Amendment and Rezoning request contingent upon the <br /> <br />-179- <br /> <br /> <br />
