The City Council also stated that they felt access could be gained <br />from Nowthen Blvd. <br /> <br />Subsequent to the work session, the preliminary plat has been revised to address the City <br />Council's direction, Radium Street cul-de-sac is now located 30 feet from the right of way of <br />Alpine Drive and complies with the required 50-foot radius. Due to the reconfiguration of <br />Radium Street, one unit was removed from the plat. The preliminary plat of Alpine Acres is now <br />proposing to develop a total of 201 townhome units and one single family home. This equates to <br />a net density of 6.2 units per acre. <br /> <br />In an attempt to provide for additional screening from Alpine Drive to Radium Street, the revised <br />preliminary plat is also providing for a 3-foot berm, which includes additional plantings selected <br />from the Ramsey Tree Book. <br /> <br />An access is being provided from Nowthen Blvd. to the future park located in the southeastern <br />corner of the plat. <br /> <br />Recommendation: <br /> <br />It would appear that the developer has addressed the concerns stated by the planning <br />Commission and City Council and therefore staff recommends preliminary plat approval of <br />Alpine Acres. <br /> <br />Council Action: <br /> <br />Motion to adopt Resolution # approving the preliminary plat contingent upon <br />compliance with City Staff Review Letter dated May 16, 2003, revised June 6, 2003, revised <br />June 20, 2003. <br /> <br />-or- <br /> <br />Motion to deny the proposed preliminary plat. <br /> <br />Review Checklist: <br />Community Development Director <br />Principal Planner <br />City Engineer <br /> <br />CC: 06/24/03 <br /> <br />-182- <br /> <br /> <br />
