Box 238 <br />Champlin, MN 55316 <br /> <br />Re: Preliminary Plat Review: Alpine Acres <br /> <br />Dear Tim: <br /> <br />We are in receipt of your preliminary plat to develop a town_home plat in the City of Ramsey. <br />The preliminary plat consists of three (3) sheets dated April 2, 2003, revised June 19, 2003 <br />prepared by Hakanson Anderson Associates. We are also in receipt of a Grading and Erosion <br /> ? <br />Control Plan consisting of two (2) sheets dated April 25, _00.~, revised June 19 a Utility Plan <br />consisting of one (1) sheet, and a Landscape and Tree Preservation Plan consisting of three (3) <br />sheets dated April 25, 2003, revis~ed June 19, 2003 all prepared by Hakanson Anderson. We <br /> ; <br />offer the following comments: <br /> <br />General: The subject property is approximately 42.4 acres in size and is generally located in the <br />triangular area formed by the intersection of Nowthen Blvd, Sun_fish Lake Blvd., and Alpine <br />Drive. The preliminary plat is proposing to develop a total of 201 town_homes (eight-unit <br />buildings, six-unit buildings, four-unit buildings, and three-unit buildings) and 1 existing single <br />family home for. a total of 202 housing un/ts. The townhomes w/ll be subject to a site plan <br />review for all other aspects of the proposal including but not limited to architectural standards, <br />off-street parking, slructure setbacks, and landscaping. The results of the site plan review may <br />impact the actual number oftownhomes to be developed on the property. <br /> <br />Zonin,~: The subject property is zoned R-2 Medium Density Residential. The proposed <br />development contains an outlot located in the southern portion of the plat along Alpine Drive that <br />is zoned R-1 Single Family. The R-2 Zoning District allows for townhome developments up to 7 <br />units per net acre. All of the town_home units shown on the plat are located in the R-2 District. <br />The City has received a Comprehensive Plan Amendment and Rezoning request to: change the <br />outlot's designation in the Comprehensive Plan to medium density residential and rezone the <br />property to R-2 Medium Density Residential in order for the outlot to be developed with <br />town.house units. The Planning Commission will be reviewing the Comprehensive Plan <br /> <br />-186- <br /> <br /> <br />
