We offer the following
comments:

General: The subject property is approximately 42.4 acres in size and is generally located in the
triangular area formed by the intersection of Nowthen Bird, Sunfish Lake Blvd., and Alpine
Drive. The site plan is proposing to develop a total of 201 townhomes (eight-unit buildings, six-
unit buildings, four-unit buildings, three-unit buildings) and 1 existing single family home for a
total of 202 housing units.

Zoning: The subject property is zoned R-2 Medium Density Residential. The proposed
development contains an outlot in the southern portion of the plat along Alpine Drive that is
zoned R-1 Single Farrdly. The R-2 Zoning District allows for townhome developments up to 7
units per net acre. All of the townhome units shown on the plat are located in the R-2 District.
The City has received a Comprehensive Plan Amendment and Rezoning request to change the
outlot's designation in the Comprehensive Plan to medium density residential and rezone the
property to R-2 Medium Density Residential in order for the outlot to be developed with
town.homes. The Planning Commission will be reviewing the Comprehensive Plan Amendment
and Rezoning request along with a Preliminary Plat and Site Plan at their June meeting.

-202-
