Site Plan Review: Alpine Acres
May 16, 2003, revised June 6, 2003, revised June 20, 2003
Page 3 of 5

Setbacks: The proposed development is subject to the following setbacks:

Building setback from public Street 25 feet
r/ght o.f w.ay ....
Building setback from priv.ate street 25 feet ._
Building setback from exterior 30feet
development boundary line
Setback from building to building 20 feet

The site plan indicates that all the town_house units meet or exceed the setbacks established in the
R-2 distr/ct.

Structur..e Height: City Code restricts building height to 35 feet. Staff has been supplied
information that states the townhouse structures will range in height from 29 feet to 31.5 feet.

Off-Street Parking Requirements: The proposed development is required to provide a
minimum of 402 off-street parking spaces (2 parking stalls per unit) within the development. The
proposed townhouse units will all include a two stall garage and a driveway that wilI'-be 25 feet
in length. The proposed garage and driveway will provide enough area for more than two off-
street parking stalls per unit.

Maximum Driveway Width: The maximum driveway width permitted for each unit is 20-feet.
The site plan appears to meet this requirement, however the site plan should be revised to include
this information.

Architectural Standards: Building elevations have been provided for the eight, six, and four
unit structures. Exterior materials are proposing to consist of vinyl siding with brick accents. The
exterior materials, for the proposed townhouse structures meet Ckty Code requirements.

_L. andscapin.~: City Code requires a minimum of two overstory trees, four ornamental trees, and
twelve shrubs (resulting in a minimum of 402 overstory trees, 808 ornamental trees, and 2,424
shrubs).

The revised landscaping plan, dated April 25, 2003, shows the typical plantings for each of the
different sized buildings. The minimum requirements for shrubbery and ornamental trees will be
satisfied. The plan indicates that a pontion of the overstory :requirement will':be met by
preserving some of the existing trees on site. As stated above, the minimum number of required
overstory trees is 404. The plan indicates that 143 existing trees are being preserved and thus,
261 overstory trees are to be planted. However, the City does not consider all of these trees as

-204-
