Site Plan Review: Alpine Acres 2nd Addition <br /> <br />Dear Tim: <br /> <br />We are in receipt of your site plan to develop a townhome subdivision in the City of Ramsey. <br />The site plan consists of a Cover Sheet dated May 5, 2003, revised June 6, 2003, a Natural <br />Features Plan, Site Utility Plan, Grading and Erosion Control Plan (2 sheets), and a-.Landscape <br />Plan dated May 23, 2003 and ali prepared by Hakanson Anderson. We are also in receipt of <br />architectural renderings prepared by John Bradly. We offer the following comments: <br /> <br />General: The subject property iskpprox/mately 136 acres in size and is generally located at the <br />intersection of Alpine Drive and Sun_fish Lake Blvd. The site plan is proposing to develop a total <br />of 4 townhome units. <br /> <br />Zoning: The subject property is zoned R-1 Single Family Residential. The City has received a <br />Comprehensive Plan Amendment and kezoning request to change the. subject property's <br />designation in the Comprehensive Plan to medium density residential and rezone the property to <br />R-2 Medium Density Residential in order for the outlot to be developed with townhomes. <br /> <br />Density: The subject property is limited to a max/mum net density of seven (7) units per acre. <br />The subject property is approximately 1.36 net acres (exclusive of wetlands and major road r/ght- <br />of-way), which results in a net density of 2.9 units per acre. The proposed development complies <br />with City Code. <br /> <br />Streets: The town_ho.me units will be serviced by a private street that provides access to a public <br />street located in the proposed Alpine Acres'townhouse subdivision to the north. .- <br /> <br />The table below indicates City Code requirements for private street lengths: <br /> <br />-244- <br /> <br /> <br />
