The proposed plat consists of one sheet dated June 16, <br />2003. We offer the following comments: <br /> <br />General: Sunfish Lake Business Park 2nd Addition is a replat of Lots 1 and 4 of Sunfish Lake <br />Business Park. The business park is located east of County Road #116 and south of Sunwood Drive. <br />The sketch plan is proposing to create two additional buildable lots, for a total of four buildable lots. <br />The purpose of the replat is to create additional 1 - 2 acre lots in the City of Ramsey to meet <br />development requests and demand. -: <br /> <br />Zoning: The property is zoned Industrial. <br /> <br />Lot Sizes and Dimensions: All four lots exceed the one-acre minimum lot size requirement and the <br />200-foot lot width requirement. <br /> <br />Grading and Drainage Plan: A detailed grading and drainage plan will bl required with each site <br />plan submitted for the development of the lots. <br /> <br />Streets: All lots will gain access via Azurite Street. <br /> <br />Drainage and Utility Easements: Ten foot (5 foot on common property lines) drainage and utility <br />easements are included around the perimeter of each lot. <br /> <br />Park Dedication: Park Dedication will be addressed through the Tax Increment Financing agreement <br />entered into for each lot. <br /> <br />Sewer and Water Trunk Charges: Sewer and water trunk charges will be paid through the Tax <br />Increment Financing agreement entered into for each lot. <br /> <br />135 <br /> <br /> <br />
