CASE #1 <br /> <br />RECOMMEND PARK DEDICATON FOR THE PONDS SUBDIVISION <br /> By: Mark Boos, Parks/Utilities Supervisor <br /> <br />Background: <br /> <br />In April 2001 the Park and Recreation Commission reviewed a sketc~h plan for a proposed <br />plat now known as The Ponds. In June of that year, the Developer and the Commission <br />had detailed discussions on all aspects of the plat including tree conservation. The <br />Commission ultimately recommended City Council approve the Preliminary plat request. <br /> <br />As the Commission may be aware, on Thursday, January 3rd, 2002 the Planning <br />Commission recommended City Council approve the revised Preliminary Plat for The <br />Ponds. The plat has not"changed substantially from the earlier concept except it is not <br />being proposed as a P.U.D., and the site plan for the apartment building portion is not <br />.being considered.at thi~ time. <br /> <br />Attached for your information are the following items: <br /> <br />Site location map <br />Request for Preliminary Plat approval Case iPlanning.Commission January 3, <br />2002) <br />December l0th, 2002 memo from Royal Oaks Realty <br />Pro Source Environmental Review letter dated August 3r'~, 2001 <br />Pro Source Environmental Review letter dated August 14th, 2001 <br />Planning Commission meeting minutes dated June 5th, 2001 <br />Park and Recreation Commission meeting minutes dated June 20th, 2001~ <br />City Staff review 'letter dated December 28th, 200 ! <br /> <br />Observations: <br /> <br />Park Dedtcatiori -" <br /> <br />Minimum Park Land Dedication for this plat would be 8.76acres (10% of the 87.6 acre <br />site). The minimum cash due would be $443,700 based upon the 261 units proposed <br />($1700 x 261). This includes the proposed units associated with the apartment building. <br /> <br />The Grading and Drainage Plan by Midwest Land Surveyors proposes two "park" areas. <br /> <br />Park 1 includes the wetland north of the existing Flintwood Terrace playground and the <br />area around it. The plan shows a 37' to 49' foot corridor leading to Iodine Street aligned <br />with the sidewalk on the north side of 143ra Lane. This configuration would allow <br />connection between the differing dwelling units in this comer of the plat to point's west <br /> <br />-1- <br /> <br /> <br />
