All of the proposed lots meet the one-acre minimum lot size requirement and the 200-foot lot- <br />width requirement established in the Indusudal Disudct. <br /> <br />The site will receive public access from Azurite Street. Thc City is proposing to extend A. zurite <br />Street from Count)' Road #116 to the north to connect to Sumwood Drive. When the Planning <br />Commission previously reviewed the preliminary plat for Sunfish Business Park; Anoka County <br />stated their opposition to the extension of Azurite Street to Count9, Road I 16. Subsequent to the <br />Planning Commission review, Anoka County and the City of Ramsey have worked though the <br />County's initial concerns regarding the extension of Azurite Street to County Road #116. The <br />CiD, has a~eed to construct full turning movements at the intersection of Sunwood Drive and <br />County Road #116 and right turn lanes at Azurite Street and County Road 1161 Staff will be <br />submitting the revised preliminary plat to Anoka County for thek informational purposes. <br /> <br />The site will be serviced by municipal sewer and water facilities. <br /> <br />A grading and drainage plan will be reviewed as site plans for the individual Io~ are received. <br /> <br />Park dedication and storm water management fees will be fulfilled as part of the Tax Increment <br />Financing agreement between the City of Rarnsey and the developers of each lot. <br /> <br />Recommendation: <br /> <br />Ci~ Staff recommends preliminary plat approval contingent upon compIiance with City Staff <br />review letter dated March 1,2002. <br /> <br />Commission Action: <br /> <br />Mot/on to recommend tha the City Council approve/deny .the preliminary plat of Sunfish <br />Business Park contingent upon compliance' with City Staff Review Letter dated March 1, 2002. <br /> <br />Review Cb ecklist: <br />Community Development Director <br />Principal Planner <br />'City Engineers <br />City Adm/nistrator <br />TIP Specialist <br />Parks and Utilities Supervisor <br /> <br />PC: 3/7/02 <br /> <br /> <br />
