Strandlund: <br /> <br />We are in receipt of your preliminary plat to develop Alpine Meadows in the City of Ramsey. <br />The preliminary plat consists of four (4) sheets dated January 15, 2002, Revised Ianuary 30, <br />2002, Revised March l I, 2002 received by the City on ]'anua.W 15, 2002 and January 31, 2002, <br />and March I2, 2003 and prepared by Nlidwesl: Land Surveyors and Civil Engineers, Inc. We offer <br />the following comments: <br /> <br />General: The subject proper'C/is approximately 8.7 acres in size (?.1 acres with major <br />right-of-way factored out) and. is generally located in the southwest quadrant of T.I-{. #47 <br />and Alpine Dr. The preliminary plat submktcd proposes to develop the property with 42 <br />town. home unil:s. The townhomes will be subject to a site plan review for all other aspects. <br />of ~e. proposal including but not limited to architecraral .standards, off'-srreet parking, <br />structure setbacks,, and landscaping. <br /> <br />Zor~n~: The subject property is zoned R-3 Urban Residential. In the PJ-U District, the <br />. property can be developed to a density.mot to exceed ? uriks an acre. <br /> <br /> Density: The subject property is appro,vO, ma~ely 8.75 acres and the 42 units proposed <br /> results in a gross density of 4.82 units per acre. Net density of the project is 5.91 units per <br /> acre. <br /> <br /> Streets: The sole access to all 42 un/ts is from Alpine Dr. at a location approximately 400 <br /> feet west of TH 47: Tkis location is beyond the median on Alpine Drive and full turning <br /> movements are possible at this access. Staff'finds the Alpine Dr. access acceptable.. <br /> <br />City Ordinances limit the ten=o-th of a cul-de-sac to 600 feet. Civ Ordinances also require <br />that the arrangement of streets in new subdivisions shall make provisions for r. he <br />continuation of existing and furore streets into adjoining areas.
