CASE # 5 <br /> <br />RECOMMEND PARK DEDICATION FOR <br /> EVERGREEN POINT TOWNHOMES <br /> By: Mark Boos, Parks/Utilities Supervisor <br /> <br />Background: <br /> <br />As the Commission will recall, at the January 2002 regular meeting, the Commission <br />reviewed the sketch plan for what is now known as Evergreen Point. The Commission <br />provided general recommendations on Park Dedication and Trail Fees. The first <br />attachment to this case are the meeting minutes. The 112-unit Townhome project is <br />substantially the same as that reviewed by the Commission three months ago. <br /> <br />The purpose of this case is to confirm the Commissions earlier direction and to approve <br />both the T.H. #47 trail route, and what the Developer is proposing for private recreational <br />space. <br /> <br />Observations: <br /> <br />On April 4, 2002, the Planning Commission recommended approval of the Preliminary <br />Plat with certain contingencies. <br /> <br />Attached for your information is: <br /> <br />· January's Park Commission meeting minutes regarding the Townhome development <br />· Planning Commission's Preliminary Plat review case <br />· Site map <br />,, "Overview Plan" with staff's suggested trail route indicated on it <br /> <br />It should be noted that as of this writing, staff has not been able to discuss in detail the <br />public trail route (shown by the solid line) or the proposed private connections (indicated <br />by the dashed lines) with the developer of Evergreen Point. In addition, the exact <br />configuration of the streets or the trails in the two subdivisions adjacent to this plat are <br />also not known for certain. <br /> <br />The Commission should discuss the trail routing alternatives and the Developers proposal <br />for private recreation. <br /> <br />Commission Action: <br /> <br />Motion to recommend that Park Dedication be satisfied by a cash payment of $109,400 <br />and that the Trail Fees be met by a payment of $44,800. <br /> <br />-15- <br /> <br /> <br />
