'..?::Re: Preliminar7 Plat Review - Sunfish Business Park <br /> <br />Planning Commission Members: <br /> <br /> Hakanson Anderson has been engaged by the City of Ramsey to prepare a plat that w/l/create six lots <br />'... and one outlot in the proposed Sunfish Business Park. The proposed plat consists of one sheet dated <br /> February 12, 2002. We offer the following comments: <br /> <br /> General: The proposed plat consists of approximately 44.46 'acres and is generally located east of <br /> County Road #116 and south of Sunwood Drive. The preliminary plat is proposing to plat six <br /> commercial lots and one outlot. <br /> <br />Zoning: The property is zoned Industr/aI. <br /> <br />Lot Sizes and Dimensions: Ail slx lots exceed the one-acre minimum lot size requirement and the <br />200-foot lot width requirement. 'I:he proposed lots range in size from 2.82 to 14.03 acres. <br /> <br />Grading and Drainage Plan/ iA detailed"'~m-ading and drainage .ptan will be required wick each site <br />plan submined for development of each lot. <br /> <br /> Generally two-thirds of the site drains to the north and one third drains to the south. The portion that <br /> .. drains to the south will be treated prior to entrance to the wetland south, and east of A_-q2rite Street NW. <br />'": The portion that drains to the north will be treated before wetland entrance with the use of a re~onal <br /> treatment pond for the road and development drainage. Depending on the individual site plans,, there <br /> may be additional on-site ponding required. <br /> <br />A Watershed Management Organization permit has been obtaine~t for tl'fis development. A wetland <br />delineation should be completed to ensure the site does not impact wetlands. All proposed ponding <br />should be shown on the plat and dedicated as drainage and utility easements. <br /> <br />Streets: This development will be serviced by the construction of two new streets: Azm-ite Street <br />NW and S unwood D dYe NW. The requirements of the.County recommend that intersections be placed <br />no closer than ½ -i mile apart. The County has agreed to allow Azuhte Street NW (1/4 mile from <br />Sunwood Drive NW') to empty, onto County Road 116 as long as the City constructs full mrrfing <br /> <br />-53' <br /> <br /> <br />
