CASE # <br /> <br />RECOMMEND PARK DEDICATION FOR THE WHITE OAK ADDITION <br /> By: Mark Boos, Parks & Utilities Supervisor <br /> <br />Background: <br /> <br />The purpose of this case is to recommend Park Dedication for the 27 acre White Oak <br />Addition. This subdivision was discussed last month by the Commission and at that time <br />consisted of six lots under a different name. The site is west of Co. Rd. #56 and south <br />and west of 158th Lane. <br /> <br />Additional information, including a revised drawing showing the plat with five lots and <br />the site location map, is enclosed in the various attachments. <br /> <br />Observations: <br /> <br />The Planning Commission recommended sketch plan approval at their July 11th, 2002 <br />meeting. <br /> <br />The Park Commission in July, recommended Park Dedication consistent with the Park <br />and Trail Plan, which shows connection of Central and Elmcrest Park along the creek. <br />The Developer and Staff walked, the site and identified the most favorable route. The <br />Developer's Engineer is to provide a scalable sketch of this 75' foot wide corridor for <br />Commission consideration by August 14th, 2002. Upon approval, the proposed lines can <br />be field verified, and the appropriate property dedicated for parkland. <br /> <br />As for trail construction, it is in the City and the Developers interest to see the trail <br />constructed as a Stage 1 improvement. However, the Trail Fees associated with five lots <br />will only provide $2,000 dollars or less than 200 feet of bituminous construction. The <br />Commission may review this project as part of the Parks 5-Year CIP. (It is anticipated <br />that most of the 2.7 acres of Park Dedication will be met by the trail corridor, so very <br />little cash is expected to be required). <br /> <br />A trail should be constructed along Co. Rd. #56, at the least, "benching" or grading for <br />the trail in the R.O.W. should occur.
