CASE <br /> <br />RECOMMEND PARK DEDICATION FOR THE <br />PROPOSED RIVENWICK 3m~ ADDITION <br /> By: Mark Boos, Parks and Utilities Supervisor <br /> <br />Background: <br /> <br />The purpose of this case is to provide a Park Dedication recommendation on the <br />townhome development entitled Rivenwick 3rd Addition. The property is south of the <br />Riverdale Drive alignment and north of the existing single family development named <br />Rivenwick 2nd Addition. This urban subdivision consists of 112 units and received <br />sketch Plan approval from the Planning Commission in July. <br /> <br />Observations: <br /> <br />As the Commission will recall, general Park Dedication recommendations were discussed <br />at last month's meeting. The Cbnsensus was that the City should consider specifying <br />improvements to Riverdale Park - and direct a portion of this plat's Park Dedication <br />monies to the Park's Development Fund. <br /> <br />Commissioners were to inspect the Park and prioritize the various capital improvements. <br />The Commission discussed a shelter near the river, irrigation and also an ag lime infield. <br />Park signage and additional landscaping was not discussed but should be considered. <br /> <br />Specific recommendations given the above may be, but not limited to: <br /> <br />· An 8' foot bituminous trail should be constructed from the plats westerly limit, along <br /> Riverdale to Garnet Street (at the developers expense). This trail should extend along <br /> Riverdale (northwest side of the park) to the east edge of Riverdale Park. This last <br /> portion should be credit eligible. <br />· Sufficient open space should be provided at the west edge of the plat for future <br /> connection to Mississippi West Park in the future. (Anoka County Parks has reviewed <br /> the plat and found it to be acceptable). <br />· The private open space identified shall be consistent with existing Ordinances, and <br /> measures should be in place for ensuring the future homeowners see these <br /> improvements - without City involvement. <br />· The City should consider Riverdale Park and the parkland along the river for <br /> improvements - by allocating $95,200 of the $190,400 in Park Dedication. <br /> <br />5 <br /> <br /> <br />
