The submittal consists of Preliminary Plat dated July 9, 2002 revised July 26, 2002, and <br />revised August 15, 2002 and four (4) sheets consisting of a Preliminary Grading and Drainage <br />Plan, a Prelim/nary Utilities Plan, and Tree Protection Plan dated July 9, 2002, Revised August <br />16, 2002 and received by the City on July. 9, 2002, and August 15 and 16, 2002 that were all <br />prepared by Hakanson Anderson Associates, Inc. We offer the following comments: <br /> <br />General: The subject property is approximately 23.36 acres in size and is generally located in <br />the triangular area formed by the intersection of Now-then Blvd, Sunfish Lake Blvd., and <br />Alpine Dr. The original sketch plan proposed 20 t. wo-unit buildings, one 4-unit building, and <br />eight 16-unit buildings and one single-family lot for a total of 157 units. The'preliminary plat <br />shows 19 two-unit buildings and six single family lots. The area where the sLx-teen unit <br />buildings were shown on the sketch plan are shown as outlots and will be subdivided at a later <br />time. The townhomes will be subject to a site plan review at a future date for all other aspects <br />of the proposal including, but not limited to architectural standards, Off-street parking, <br />structure setbacks, and landscaping. The results of the site plan review may impact the actual <br />number of townhomes to be developed on the property Please contact staff to discuss the <br />submittal requirements for the site plan application. <br /> <br />Zoninal The property is currently zoned a combination of R-2 Medium Density Residential <br />and R-1 Single Family Residential. The townhomes are shown on the property zoned R-2 and <br />the single-family lots are shown on the land zoned R-l, with the exception of the existing <br />single-family house shown on the northwest portion of the development.. <br /> <br />15 <br /> <br /> <br />
