18 <br /> <br />Preliminary Plat Review: Villas at Meadow Point <br />August 20, 2002 <br />Page 4 of 5 <br /> <br />· The watermaln extending down the cul-de-sac north of 154th St. in Block 2 should be <br /> e~ended to 154th Lane. Then the watermaln between 15:4m Street and 154t~ Lane that <br /> runs along the west property line of the plat can be eliminated. <br />· The watermain on 154~' Lane should be exIended to CR 57. <br />· The watermain located in 154~' St. should be extended to the eastern edge of the plat and <br /> terminated with a hydrant for flushing. <br />· The watermaln shown exiting the southwest comer of the plat to the west should be <br /> looped between Lots 3 and 4 of'Block 1 to the waterrnaln on the south side of Alpine Dr. <br />· The sanitary sewer system proposed is dependent upon the extension of the sanitary <br /> sewer trunk, wkich is a separate project from the plans submitted. <br />· The sanitary, sewer on 154~h Street should be extended to the east end of the plat. <br /> <br />11. Park Dedication: The proposed plat will be reviewed by .the Park Commission at.a future <br /> meeting. <br /> <br />12. Sidewalks: The preliminary plat should be revised to show 5' concrete sidewalks along one <br /> side of all public streets. (Sodium St., 154~' Ave. and 154~ Lane. <br /> <br />13. <br /> <br />Trail Development and Trail Fees: The current trail development fee is $400 per unit and is <br />due prior to recording the plat. The Park Commission will look at trail dedication issues at <br />their August 8, 2002 meeting. <br /> <br />14. Stormwater Management Fee: The City's storrnwater management fee is $375.00 per unit <br /> and is required prior to recording the plat. <br /> <br />15. <br /> <br />Density Transition: Staff would like to see. more detailed plans regarding the screening along <br />the edges oft_he development property. The City Council recently adopted a density transition <br />ordinance that will take effect in the middle of September. Attached to tttis letter is a copy of <br />the ordinancer Options for density transition include the use of screening or other natural <br />features. You should contact staff to discuss how you will be addressing density transition, <br />especially along the western border of the development property. <br /> <br />16. Other Permits: The developer is responsible for obtaining any permits required fi.om other <br /> regulator5, agencies. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, August 29, 2002, at Ramsey <br />Fire Station #2, to conduct a public hearing regarding the proposed preliminary, plat. A copy of <br />the case cover sheet is enclosed for your information. I suggest that you, or your representative, <br />be present at the meeting to answer any questions that may arise. If you have any questions or <br />need additional information, please don't hesitate to call us.' <br /> <br /> <br />
