Swenson Land Surveying, dated <br />August 5, 2002. We offer the following comments: <br /> <br />General: The proposed plat consists of 4.53 acres and is generally located in the <br />southeast quadrant of the intersection of Now-then Blvd. and Alpine Drive. The proposed <br />sketch plan proposes to subdivide an existing lot into two lots. Currently, Ramsey Dental <br />Clinic operates on this lot. <br /> <br />Zoning: The property is currently zoned B-1 Business. <br /> <br />Lot Sizes and Dimensions: Both proposed lots exceed the 1/2 acre minimum lot size for <br />commercial lots in the B-1 Business DisuSct. They also exceed the minimum lot width of <br />100 feet and lot depth of 150 feet. <br /> <br />Setbacks: The existing Rarnsey Dental Clinic will meet all required setbacks for the B-1 <br />Zoning District once the new lot is created. <br /> <br />Building Coverage: City Ordinances do not allow for more than 35% building coverage <br />in the B-1 District. The existing Ramsey Dental Clinic will only have 5% building <br />coverage with the new lot configuration and is therefore in compliance with building <br />coverage regulations. <br /> <br />Street Access: Currently, the property has one access from Nowthen Blvd. The access <br />serves the Ramsey Dental Climc and is expected to remain. It is presumed that Anoka <br />County will not a/low another access onto Nowthen Blvd. and Lot 2 will only be able to <br /> <br />.. 27 <br /> <br /> <br />
