The City has been provided with a "West Boundary Tree Inventory"that <br />identifies the quantity, size and species of trees located on the west boundary of the plat. At <br />the time this tree inventory was presented to the Planning Commission and'City Council for <br />sketch plan reviews, the Developer committed to preserving all of these trees to satisfy any <br />density transitioning that may be required. As part of the preliminary plat submittal, the City <br />was provided with a Preliminary Tree Plan. That plan shows the' addition of 21 6-foot <br />evergreens along the west property boundary, but it does not identify all of the-e:cisting trees <br />on the west boundary that will be preserved. The Final Tree Plan must reflect the existing <br />tree cover on the west boundary that will be preserved. <br /> <br />10..Landscaping. City Ordinances require two overstory trees per single-family -lot. The type <br /> of trees shall conform to the city plantings schedule (attached) and be Comprised of at least <br /> one coniferous tree and one deciduous tree. The Ci~ may give credit for each si=maificant tree <br /> retained against the new planting requirement. Under your proposed plat, the development <br /> will need to have at least 46 new deciduous and 46 new coniferous trees.. In reviewing the <br /> Preliminary Tree Plan, Staff makes the following observations and recommendations: <br /> <br />· Blocks I and 2 - Add a coniferous tree to each lot unless it can be shown that there are <br /> significant coniferous trees, of an acceptable species, to be preserved on the respective <br /> lots. <br />° Lots 2 through 7 of Block 3 - Add a coniferous tree to each lot unless it can be shown <br /> that there are significant coniferous trees, of an acceptable species, to be preserved on the <br /> respective lots. Lot 6 could change out a coniferous for one of the two deciduous <br /> proposed. <br />· Lots 1 through 11 and 13, Block 4 - Add one coniferous tree to each of these lots unless it <br /> can be shown that there is at least one significant coniferous, of an acceptable species, <br /> that will be preserved. Lot 10 could change out a coniferous for one of the two-deciduous <br /> proposed. <br /> <br />Lots I- 12, Block 5 - need a need coniferous tree added'to each lot unless it can. be shown <br />that there are significant coniferous trees, of an acceptable species, to be preserved on the <br />respective lots. Lot 6 could change out a coniferous for one of the two deciduous <br />proposed. <br /> <br />The Preliminary Tree Plan also needs to be modified to identify the existing stand of trees on <br />the west property line that will be preserved for density transition purposes and the location <br />of the tree save fences. <br /> <br />11. Sidewalks. in accordance with City Code, sidewalks are proposed on one side of all non:cul- <br /> de-sac streets. <br /> <br /> <br />
