Development Department <br /> <br />Background: <br /> <br />Michael Schelkoph has applied for sketch plan approval to subdivide his homestead ' <br />.(approximately 4.7 acres) on Ramsey Blvd.. at 157 Avenue NW. The propertY is zoned R-1 - <br />Residential and is located in the Central Rural Reserve area. The proposed minor subdivision is a <br />replat of the Schelkoph homestead that will create two new lots. Proposed Lot 1 is approximately <br />2.11 acres, and Proposed Lot 2 is appr0x/mately 2.60 acres. The existing <br />homestead will remain on Proposed Lot 2. The applicant has proyided a resubdivision plan <br />according to R-1 urban.residential standards and has Verified that a primary and secondary septic <br />system can be accommodated on both lots. Lot 1 is comprised largely of Hubbard coarse sands <br />and sufficient areas of this soil will allow for an original and replacement soil. absorption- field. <br />Lot 2 has been investigated by Art Donn, licensed septic desi_m2er. His. investigation concludes <br />that a replacement system is feasible north of the. existing system on Lot 2.
