SECTION V <br />TRANSPORTATION AND LANDSCAPING <br /> <br />DRAFT <br /> <br />17. Park Trail Development Fee. The City Council has enacted a trail development fee in the <br /> amount of Three. Hundred Twenty Five Dollars and no cents ($325.00) per lot. Therefore, a <br /> payment in the amount of Fifty One Thousand Twenty Five Dollars and no cents <br /> ($51,025.00) (157 lots x $325/lot) is due to the CITY for this Plat and subsequent phases <br /> · that would final plat the entire 157 lots as reflected in the approved preliminary plat. <br /> <br />Concurrent with the watermain construction from Barium Street N.W. to the Plat, the <br />DEVELOPER shall be responsible for the construction of an 8-foot wide bituminous trail <br />from T.H. #47 to Roanoke Street N.W.. Credit will be assigned at a rate of $9.41 per lineal <br />foot for the construction of the trail beyond the east and west limits of the Plat, as well as the <br />segment in the unnamed park in the north/center of the Plat. Credit is not available for that <br />portion of trail along the north side of Alpine Drive N.W. that is within the east and west <br />limits of the Plat. <br /> <br />For areas east and west of the actual watermain project, the engineering, survey and <br />administrative fees may also be credited against the Trail Fees due on the Plat at a maximum <br />of $1.00 per foot of trail constructed. The CITY will be responsible for any clearing and <br />grubbing in these areas. <br /> <br />The following table represents the footage and cost estimates for the various trail segments <br />to be constructed by the DEVELOPER, with the exception of that segment to be <br />constructed from the east terminus of 155t~ Lane N.W., through Bear Park to connect with <br />Roanoke Street N.W.. <br /> <br />Segment (A, B, C, D, E, F)* Lineal Footage Credit/Foot Total $ <br />A. This results in a trail fee due on 48 lots. The alignment and trail fee credit for the <br />trail segment from the east terminus of 155~ Lane to Roanoke Street N.W. will be <br />determined at the time the applicable phase is final platted. <br /> <br />18. Sidewalk Construction. The DEVELOPER shall construct and pave, in accordance with <br /> CITY standards, a five (5) foot wide concrete sidewalk with pedestrian ramps in locations <br /> prescribed by the CITY, not to exceed 5% in grade, along the wast side of Yakima Street <br /> <br />-23- <br /> <br /> <br />
