November 2, 2001 <br /> <br />Cory Lepper <br />On'in Thompson Homes <br />8421 Wayzata Blvd. #300 <br />Golden Valley, MN 55426 <br /> <br />Re: Sketch Plan Review: Birch Hill Lodges <br /> <br />Dear Mr. Lepper: <br /> <br />We are in receipt of your sketch plan to develop a townhome plat in the City of Ramsey. The <br />sketch plan consists of one (1) sheet dated October 15, 2001 and prepared by James R. Hill, Inc. <br />We offer the following comments: <br /> <br />General: The subject property is 14.08 acres (613,387 square feet) in size and is <br />generally located south of Sunwood Drive and west of State Highway #47. The sketch <br />plan presented proposes to develop the property with 84 multi family lots. The <br />townhomes will be subject to a site plan review for all other aspects of the proposal <br />including but not limited to architectural standards, off-street parking, structure setbacks, <br />and landscaping. <br /> <br />Zoning: The subject property is zoned B-1 Business. The City has received a request to <br />rezone the subject property to R-3U Multiple Family Residential. A rezoning would <br />allow the property to be developed at a density not to exceed 7 units an acre. <br /> <br />Density: The subject property is 14.01 acres and overall has a density of approximately 6 <br />units per acre. The appropriate information will need to be provided to determine net <br />density. <br /> <br />o <br /> <br />Streets: The submitted plan shows that all townhouse units will obtain access to <br />Sunwood Drive from a public Street (Cobalt Street NW) which is proposed as a through <br />street to the Lord of Life property to the south. The through street will allow traffic from <br />the Lord of Life property to have access to State Highway #47 via a signalized <br />intersection (Sunwood Drive). This will also provide a benefit to the development in that <br /> <br />-4- <br /> <br /> <br />
