Sketch Plan Review: Birch Hill Lodges <br />Page 3 of 3 <br /> <br />· Safety railing needs to be placed on all locations of the retaining wall where the drop <br /> exceeds 4 feet in height. <br /> <br />· A previous grading had been submitted that showed a cul-de-sac, a revised grading <br /> plan will need to be submitted that reflects the new street plan grades. <br /> <br />Traffic Generation Analysis: City Staff will generate a traffic analysis at the time fo <br />preliminary plat review. <br /> <br />Utilities and Water Usage: The development will be served by municipal water and <br />sanitary sewer. <br /> <br />Park Dedication: The preliminary plat will be forwarded to the Park Commission for a <br />recommendation on park dedication. The City has the option for cash, land, or a <br />combination of the two. <br /> <br />I0. <br /> <br />Park Trail Development Fee: The City has also enacted a trail development fee at a rate <br />of $325.00 per lot. Payment of this fee is also required prior to recording the plat. <br /> <br />11. <br /> <br />Stormwater Management Fee: The City has enacted a stormwater management fee at a <br />rate of $375.00 per residential lot. The payment of this fee will be required prior to <br />recording the plat. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Monday, November 5, 2001, at the <br />Ramsey Fire Station #2, to review your sketch plan. I suggest that you, or your representative, <br />be present at the meeting to answer any questions that may arise. A copy of the case cover sheet, <br />rezoning, comprehensive plan amendment and variance Staff Reports are enclosed for your <br />information.
