property, removed a grandfathered billboard that was 200 square feet in size from the parcel. <br />The City has, in the past, ~anted conditional use permits to allow for larger signs than allowed <br />under City Ordinances (Ampride, Burger King, Rivers Bend Plaza, and Ramsey Town Square). <br />The Ptanning Commission met on August 7 and there were no verbal or wr/tten comments <br />submitted at the public hearing regarding the request to exceed sign size restrictions. The 100 <br />square feet of freestanding sign space per parcel may not be adequate for strip mails or multi- <br />tenant buildings. The Planning Commission recommended approval of the request to exceed the <br />sin size restriction. <br /> <br />Councilmember Kurak inquired if it would be possible to include a stipulation in the conditional <br />use permit that if the .property were sold, the new owners would have to reapply for the <br />conditional use permit since property uses change. <br /> <br />Mickey Glass, M & G Leasing, stated that the building is set up for five tenants, which is why <br />the larger sign is needed. If the property is sold and they have the same number of tenants then <br />the sibm would still be needed. <br /> <br />Mayor Gamec stated that there might be some future changes along Highway #10 that might <br />impact the sign and he wants to make sure there is nothing that will impact those changes from <br />occurring. <br /> <br />Councilmember Hendriksen inquired as to what the zoning ordinance states relative to multiple <br />tenants. <br /> <br />Community Development Director Frolik replied that the zoning ordinance does not address <br />multi-tenant buildings, it simply states a 100 square foot sign is permitted for one building. <br /> <br />Councilmember Hendriksen stated that there are several multiple tenant buildings along <br />Highway #10 and inquired as to the size of their signs. <br /> <br />Community Development Director Frolik replied that each property was allowed 100 square feet <br />per parcel. <br /> <br />Councilmember Hendriksen inquired as to what size the Burger King sign was. <br /> <br />Community Development Director Frolik replied that Burger King was permitted an overage of <br />30 to 35 feet. She also noted that other overages have been ganted in the City varying in size. <br /> <br />Councilmember Zimmerman stated that he is comfortable with what the applicant is proposing <br />and suggested that the Council revisit the issue if the building use changes. <br /> <br />Councilmember I--Iendriksen inquired if the City would be permitted to do that. <br /> <br />City Council/August 28, 2001 <br /> Page 18 of 36 <br /> <br /> <br />
