REQUEST FOR FINAL PLAT APPROVAL OF SMITH ADDITION; <br />CASE OF DAVID A. S~'LITH <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />David Smith is requesting final plat approval of a minor subdivision to plat a 20-acre parcel into <br />2 lots. Lot l/lA will accommodate the existing homestead on the subject property for David <br />Smith. Lot 2/2A will be a new, buildable lot. The property is located on the east side of <br />Armstrong Blvd., south of 156th Ave. NW <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br /> <br />c) <br />d) <br />e) <br />f) <br />g) <br />h) <br /> <br />Site location map <br />Property survey showing existing structures on proposed Lot I/IA <br />Sketch plan from July of 2000 <br />Planning Commission meeting minutes dated August 1, 2000 <br />Proposed final plat <br />City Staff Review' Letter dated Ocotober 4, 2001 <br />Proposed Development Agreement <br />Proposed resolution for final plat approval <br /> <br />Notification: <br /> <br />Public hearings are not required for minor subdivisions. <br /> <br />Observations: <br /> <br />The gross area of the plat, including Armstrong Blvd. and Alpine Drive right-of-way, is 20 acres. <br />Two residential lots within this area is in conformance with the 4 in 40 density restriction. Both <br />of ttxe lots will have the required 200 feet of frontage on public roads. Lot t/IA and Lot 2/2A <br />comply with the 2.5 acre minimum lot size. Although the lots are split by Alpine Drive N.W., <br />the portions of the lots on the east side of Alpine Drive are wetland and will be encumbered with <br />drainage and utility easements. The Development Agreement affirms that lA and 2A are tied to <br />1 and 2 respectively; they will be considered two lots, not four; and l/IA will have one parcel <br />identification number and 2/2A will have one identification number. <br /> <br />Lot I/IA is an existing homestead and the lot split is proposed in a way that the structures on <br />l/IA will meet the required setback from the new property line. [n accordance with City Code, a <br />resubdivision plan to show that current development will not obstruct future development of the <br />property to urban standards has been requested and is expected to be provided by October 9. <br /> <br />-3- <br /> <br /> <br />
