RECOMMEND PARK DEDICATION FOR PEHLKE ESTATES
By: Mark Boos, Parks/Utilities Supervisor

CASE # 1

Background:

On January 2, 2001 the Planning Commission recommended City Council grant final plat
approval for Pehlke Estates. The Planning Commission case with attachments is attached which
shows the two new lots to be created. There is no park dedication proposed as part of the Park
and Trail Plan map. The Park dedication therefore would consist of $1,300 per lot contribution
and a $325 per lot trail fee. An alternative to the cash park dedication could be a trail corridor on
the west edge of the southern two-thirds of the property. This concept is the solid line on the
attachment following the Planning Commission case. The purpose would be to improve
northerly and southerly movement in the neighborhood. It is important to point out the smaller
corridor to the south (shown with an arrow) would also be required. Staff will be meeting with
David and Betty Pehlke on January 9, 2001. The Pehlke's have not proposed this corridor nor is
staff recommending it at this time. The meeting is to examine the feasibility of this concept.
Additional information will be presented at the meeting.

Commission Action:

Motion to recommend Park Dedication consists of $1,300 and a Trail fee of $325 per lot for the
two new lots created.

Reviewed by:
Parks/Utilities Supervisor

Copies to:
City Administrator
Community Development Director
Principal Planner
Public Works Director .

P & R: 01/11/01
