CASE # <br /> <br />REQUEST FOR PRELIMINARY PLAT REVIEW OF <br />GATEWAY NORTH INDUSTRIAL PARK NO. 5; <br />CASE OF CITY OF RAMSEY <br />By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City of Ramsey is in the process of platting four commercial lots in the proposed <br />Gateway North Industrial Park No. 5 generally located west of County Road # 116 and <br />north of 141,t Avenue NW. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) Site location map <br /> b) Preliminary Plat <br /> c) City Staff review letter dated December 29, 2000 <br /> <br />Notification: <br /> <br />State Law requires properties within 350-feet of the subject property receive public <br />notification of the preliminary plat. <br /> <br />Observations: <br /> <br />The subject property is zoned BW, Business/Warehousing and consists of approximately <br />24.6 acres. The preliminary plat is proposing to plat four commercial lots ranging from <br />11.23 acres to 3.3 acres in size and one outlot. <br /> <br />Lot 1 will be approximately 11.2 acres and will be developed by T & G Land Inc. T & <br />G Land Inc. is proposing to develop Lot 1 With warehousing facilities and a truck <br />terminal. Lots 2, 3 and 4 will be owned by the City and designated for future commercial <br />developr ,nt. <br /> <br />The proposed four lots meet the one-acre minimum lot size requirement and the 200-foot <br />width requirement established in the BW District. <br /> <br />The site will receive public access from 141~t Avenue which will be extended t~ the west <br />and then turn north into Ebony Street which will then turn east into 143ra Avenue. · <br /> <br />The site will be serviced by municipal sewer and water facilities. <br /> <br />A grading and drainage plan will be reviewed as site plans for the individual lots are <br />received. <br /> <br /> <br />
