The proposed plat consists of one sheet' dated <br />December 20, 2000. We offer the following comments: <br /> <br />General: The proposed plat consists of 24.6 acres and is generally located west of County Road #116 <br />and north of 141s~ Ave.. The preliminary plat is proposing to plat four commercial tots and one outlot. <br /> <br />Zoning: The property is zoned BW - Business Warehouse District. <br /> <br />Lot Sizes and Dimensions: All four lots exceed the one-acre minimum lot size requirement and the <br />200-foot lot width requirement. <br /> <br />Grading and Drainage Plan: A detailed grading and drainage plan will be required with each site <br />plan submitted for the development of the lots. ' <br /> <br />Streets: The Preliminary Plat is proposing to gain public access through the westerly extension of <br />141st Avenue wkich will then turn north into Ebony Street and then Ebony Street will turn east into <br />143rd Avenue to connect to County Road #116. <br /> <br />Drainage and Utility Easements: The standard drainage and utility easements are provided along the <br />perimeter of all lots. <br /> <br />Park Dedication: Park Dedication will be addressed through the Tax Increment Financing agreemetn <br />entered into for each of the lots. <br /> <br />Sewer and Water Trunk Charges: Sewer and water trunk charges will be paid through a tax <br />increment financing bond created for the subject property. <br /> <br /> <br />
