Under the proposed <br />subdivision, the existing residence will be on Lot 1. Lot 2 will be a new buildable lot for a single-family <br />residence. Both lots receive public services. <br /> <br />2. Zouing: The subject property is currently zoned R1U-Single Family Residential-Urban. The proposed <br /> single-family urban lots are in accordance wid: the zoning regulations of the RI-Ij Zoning.District. <br /> <br />3. Lot Sizes: The two new tots meet the !0,800 square foot minimum lot size, Lot I is proposed to be <br /> 28,172 square feet and Lot 2 is proposed to be 18,059 square feet. <br /> <br />4. Lot Dimensions: The two new lots meet the minimum Width requirement for the R1-U District of 80 <br /> feet. <br /> <br />Utqlities: Currendy, your residence receives City services. The new lot will need to hooked up to City <br />services. In accordance with a previous agreement, the charges for these services to the existing <br />homestead and new lot created must be pa!d now that the property is being subdivided. The charges for <br />each lot are as follows: <br /> <br />Sanitary sewer trunk: <br />Sanitary sewer lateral: <br />Watermain trunk: <br />Watermain lateral: <br />Stormwater Management: <br /> <br />$ 549.00 <br />$ 3,048.00 <br />$1,224.00 <br />$ 6,783.00 <br />$ 375.00 <br />$I 1,979.00 <br /> <br />Drainage: The standard t02foot drainage and utility easements (5 feet on common property lines) are <br />not shown and should be shown on the final plat. A I0-foot drainage and utility easement must be <br />placed along the east property line of Lot 2. Drainage from the fronts of the two new lots will flow into <br />an existing storm sewer at the intersection of 137m and Ebony St. which eventually empties into the <br />Mississippi River. The storm sewer is adequate to handle this additional runoff. <br /> <br /> <br />
