CASE # <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF CLEMENS ADDITION: <br />CASE OF VINCENT AND EVELYN CLEMENS <br /> By: Principal Planner Patrick Trudgeon <br /> <br />Background: <br /> <br />Vincent and Evelyn Clemens are requesting sketch plan review of a minor subdivision to <br />plat an existing lot into two urban-sized lots. The subject property is located at the comer <br />of Ebony St. NW and 137t~ Ave. NW in the Riverside West subdivision. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Proposed subdivision <br />City Staff Review Letter dated January 31, 2001 <br /> <br />Notification: <br /> <br />City Code does not require a public hearing for minor subdivisio.,s. <br /> <br />Observations: <br /> <br />The minor subdivision will create two new lots from one existing lot. There is a house on <br />the western part of the tot. After the platting, the existing house will be located on Lot 1, <br />Block 1 of the new plat. Lot 2, Block 1 would be a new buildable lot. The existing <br />residence already receives City sewer and water and City services are stubbed to that area <br />proposed to be platted as Lot 2. The two lots meet the minimum dimensional and area <br />standards established for the Ki~U District. <br /> <br />The existing homestead as well as the new lot created will be required to pay sewer and <br />water mink and lateral fees as well as storrnwater management and trail fees. When the <br />urban services were installed in Riverside West to facilitate development of Rivenwick, it <br />was agreed that the existing parcels in Riverside West would not be assessed for laterals <br />and thinks until they subdivided <br /> <br />The traffic generation analysis indicates that this subdivision will generate a minimal <br />impact to the surrounding streets in the area. <br /> <br />The Park Comm/ssion will be reviewing the plat on February 8, 2001. <br /> <br /> <br />
