DRAFT <br /> <br />local street. Eland Street stubs into the subject property from the north. Strict interpretation <br />would require that the driveway for the new lot created access Eland Street. If that were the case, <br />a variance to the lot width would be required in order to build on Lot 2. By definition, Lot 2 <br />would only be 66 feet wide where it abuts Eland Street. Another option is require the extension, <br />dedication and construction of Eland Street to service Lot 2. Staff would recommend that the <br />two existing driveways onto County Road #83 be utilized as a temporary measure. The plat <br />development should then require that if and when the property subdivides further, both <br />driveways will be converted to access streets interior to the plat. To facilitate this plan, staff is <br />requesting that the corridors for the extension of Eland Street fi.om the north and 157t~ Avenue <br />from the east be preserved within the plat boundaries by drainage and utility easements. At the <br />time the property is further subdivided, or upon the City's request, these easements would be <br />conveyed to the City for road right of way purposes. The plat has been forwarded to Anoka <br />County Highway Department for review; no comments have been received to date. <br /> <br />The developer is responsible for provi.ding the City with a resubdivision plan to show an ultimate <br />plan for the property if and when it is served by City sewer and water. <br /> <br />The Park Commission will be reviewing the plat on March 8, 2001. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the minor subdivision. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council grant/deny final plat approval to Nordvik Addition <br />contingent upon compliance with the City Staff Review Letter. <br /> <br />Review Checklist: <br />Community Development Director <br />City Engineer <br />Parks/Utilities Supervisor <br /> <br />PC: 3/6/01 <br /> <br /> <br />
