All other frontage along State <br />Highway #10 shall be dedicated to the State of Minnesota on the Final Plat. <br /> <br />The proposal for the future service road along the northern boundary of the site is <br />supported by staff A provision will be placed in the development agreement requiring <br />future dedication of the area as a roadway to the City. In the meantime, the City will <br />require that the future roadway be preserved as a drainage/utility easement. <br /> <br />The site will be serviced by municipal sewer and water facilities. <br /> <br />As a result of the subdivision, the developer will be responsible for park dedication <br />requirements for each lot. The Park and Recreation Commission will be meeting on April <br />12, 2001 to discuss this minor subdivision and will make a recommendation at that time. <br /> <br />City Code does require site plan review for the two proposed uses. During the site plan <br />process, off-street parking, structure setbacks, accesses, grading, landscaping, and <br />architectural standards will be reviewed.
