Mr. Black stated that during the Planning Commission meeting there xvas some discussion regarding <br />trafOc along Dysprosium Street. They suggested eliminating the connection between the townhomes and <br />ap~.rtment complex to reduce the amount of traffic accessing Dysprosium Street. <br /> <br />C!: . ~erson Cook inquired if the proposed park area (along the wetland) would be a passive use area. <br /> <br />Parks/Utiliti~.s Supervisor Boos replied that it would be a great location for passive use. <br /> <br />Co,,m~issioner Rolfe inquired if the 152-townhome units would be targeted to first time homebuyers. <br /> <br />M~'. Black replied yes, explaining that they will be 1,200 square feet with two bedrooms, two baths. <br /> <br />Commissioner Rolfe inquired as to what there was for playground equipment in the vicinity of the <br />development. <br /> <br />P.~.rks/Utilities Supervisor Boos explained that Flintwood Terrace has play equipment in the area as well <br />as £merald Pond Park and Solstice Park <br /> <br />Chairperson Cook inquired about the possibility of a trail connection at Fluorine Street. <br /> <br />Parks/Utilities Supervisor Boos stated that he felt that some consideration should be given for a trail <br />connection in that location, however he was not necessarly rec(>mmending it. <br /> <br />Commissioner Droegemueller stated that there are already two accesses proposed to connect to the trail <br />s; 'stem, which he felt was adequate. <br /> <br />Mr. Black stated mat having another trail way between homes does have an impact on the sale of the lots. <br /> <br />Commissioner Johns inquired if there will be a trail connection along Nowthen Boulevard. <br /> <br />Parks/Utilities Supervisor Boos replied that the Commission's plan shows a trail along Nowthen <br />Boulevard within the road right-of-way. The Commission could recommend that the trail be included <br />along C.R. #5 as part of the plat. <br /> <br />The Commission discussed trail connections .along C.R. #5 and along Dysprosium Street as part of the <br />plat. <br /> <br />Mr. Black noted that he has had several meetings with Lord of Life Church and they feel that the <br />development is a good layout and that it is something they can adapt to with their future development <br />plans. <br /> <br />Motion by Commissioner Droegemueller, seconded by Commissioner Rolfe, to recommend proceeding <br />with the plat giving consideration to the trail connections recommended by the Commission. <br /> <br />Further discussion: Parks/Utilities Supervisor Boos inquired if the Commission would like the developer <br />to include the trail along C.R. #5, including the water tower site, and address the possibility of a sidewalk <br /> <br />Park and Recreation Commission/March 8, 2001 <br /> Page 5 of 8 <br /> <br /> <br />
