Sidewalks wilt be constructed on one side of all non cul-de-sac streets. Trail connections are proposed ro and through Bear Park to the east all the way to Roanoke Street, through the unamed park lot to the no~h, and along the north side of A. lpine Drive from Hw~'. #47 to iKoanoke Street. Park dedication will consist of dedicating land for internal trails and expanding the park area at Woodland Green and Bear Parks. The Park Commission is also recommending some capkal improvements (play equipment, paved parking, irrigation) to Bear and Woodland Green parks, the details of which will be discussed when they review the preliminary plat on July 12. The City Engineer's have reviewed the grading plan and have made recommendations for modifications. The Fading plan does identify trees to be preserved but it should be .modified to identify the addition of one tree to each yard. CiD' Code currently does not require density transkioning between neighborhoods of differing densities. The lar=~r=~ lot requirements on the north end of the plat because of Scenic River Overlay standards provide some transirioning from Reilley Estates to the north. As a result of developer discussions with neighbors to the north, the-plan also proposes to plat some 50 foot wide outlots along the north boundaO, of the plat. The outlots will be offered for sale to 'the property owners to the north in order that the>, may have more control over the buffer area adjacent to their respective lot if they feel it is necessary.. Recommendation: City Staff recommends pretimina~ plat approval contingent upon compliance with the City Staff review lener. Commission Action: Motion to recommend that CiD' Council approve the preliminary, plat for Centex Addition contingent upon compliance with the City. Staff Review Letter dared July 5, 2001..
