CASE # 3 <br /> <br />REQUEST FOR SKETCH PLAN APPROVAL OF MCDONALD 2m> ADDITION <br /> By: Mark Boos, Parks/Utilities Supervisor <br /> <br />Background: <br /> <br />As the attached Planning Commission case details, Mr. Robert McDonald is requesting sketch <br />plan approval to create two new lots from two, larger, existing homesteads. Earlier this month <br />the Panning Commission recommended approval of the two new lots. <br /> <br />Observations: <br /> <br />In 1992, a larger parcel including the 39 and 5 acre parcels was split to create the home sites. At <br />this time park dedication was met by a land dedication along Trott Brook for the proposed trail - <br />consistent with the Park and Trail Plan. <br /> <br />Staff is not recommending additional land dedication. Therefore, Park Dedication would consist <br />of a cash payment of $2,600 and a Trail Fee of $650.00 for the two new lots created. (As an <br />aside, the Commission should note that the Park and Trail Plan does not show a trail along <br />Variolite Street, North of 161st Avenue. The need for a future trail along this alignment should <br />be examined as part of the Master Trail Plan process.) <br /> <br />Commission Action: <br /> <br />Motion to recommend that Park Dedication consist of a cash payment of $2,600 and a Trail Fee <br /> <br />of $650.00 for the two new lots created. <br />Reviewed by: <br /> <br />Parks/Utilities Supervisor <br />Community Development Assistant <br /> <br />Copies alsO distributed to: <br /> <br />Public Works Director <br />City Engineer <br /> <br />P&R: 09/20/01 <br /> <br /> <br />
