submit their final plans, the unit amount will be significantly lower. He stated they anticipate <br />115 units for the development. <br /> <br />Mr. Kangus stated a majority of the site is covered with trees. He stated they will be making <br />narrow right of ways, fifty feet instead of sixty while preserving the open space and developing <br />new Open space. The open space will be a benefit to the entire City. <br /> <br />Mr. Kangus stated there is a trail system on the sketch plan and everything they have heard from <br />the neighbors is that they do not want a trail so this will be removed but there will still be a <br />sidewalk system within the development. He stated there could be a small tot lot but the <br />development will mostly consist of empty nesters. Price points will start in the mid two <br />hundreds and reach the mid three hundred thousand. He stated they think there will be a wide <br />variety of buyers for the development. <br /> <br />Mr. Kangus showed a drawing of the development to the Commission showing the trail system. <br />He also showed a map of the proposed tree preservation in the development and described where <br />the trees would need to removed. <br /> <br />Commissioner Olds asked which areas would be most significantly impaCted by the reduction in <br />units. <br /> <br />Mr. Kangus stated the single family units would be most impaCted. <br /> <br />Park/Utilities Supervisor Boos asked if they would have species of trees indicated along with <br />measurements on the report. <br /> <br />Mr. Kangus stated their crews Were instructed to measure anything over 10" in height. <br /> <br />Parks/Utilities Supervisor Boos stated the majority of the acttial area has been row cropped so <br />there are not trees on that area. <br /> <br />Mr. Kangus stated the homes are 1600 square feet or more and all the units will be <br />interchangeable. There will not be any distinguishable features on the units. <br /> <br />Commissioner Shryock asked if there will be sidewalks along the cottages. <br /> <br />Mr. Kangus stated there would be. <br /> <br />Commissi°ner Ostrum asked if a private roadway on the east side was an option relative to <br />sidewalks. <br /> <br />Parks/Utilities Supervisor Boos stated the trail on the east edge of the plat could provide for the <br />north/south travel for the residents, however, specifying snow removal on the trail would be <br />critical. <br /> <br />Commissioner Ostrum asked if this applied to just the one side. <br /> <br />Park and Recreation Commission/January 9, 2003 <br /> Page 4 of 9 <br /> <br /> <br />
