CASE-# 2

VILLAGE OF SUNFISH LAKE
By: Mark Boos, Parks/Utilities Supervisor

Background:

The purpose of this case is to update the Commission on City Councils action relative' to
the Preliminary Plat for the Village of Sunfish Lake. The project remains substantially
the same as when the Commission reviewed it in.February - except Council removed the
entire trail on the south side of the plat that the Park Commission had recommended. In
its stead they approved the project with a sidewalk to be constructed along the existing
145th Lane.

Observations:

It is expected that a request for Final Plat approval will. be before City Council in April of
this year.

The Commission's earlier discussions indicated a desire to see a Part of the west side of
Sunfish Lake considered for park development in a near term timeframe.· The purpose of
tkis case is to request that the Park Commission and City Council designate all or a
portion of the park and trail fees from the Villages of Sunfish Lake for the proposed· park
site at the southwest side of the Sunfish Lake. .

Staff is recommending establishing a park project account, thereby reserving the
anticipated $293,475 in Park and Trail proceeds for the project. (Cash Park Dedication at
a 2003 rate would be $232,200 and the Trail fee would be $61,275.)

In terms of the process,' staff .wo..u_ld recommend -initiating concept planning for a 11 the
municipal property adjacent to the lake, but also look to the futUre development potential'
in the vicinity so as to best project and site needed park improvements and. Other public
improvements.

Staffis therefor also recommending that up to 15% of the $23'2,200 in Park Dedicati°n be
approved by City Council to begin the .necessary survey work and planning to develop
the referenced concept plan. It is believed that the $34',800 would be enough .to prepare
construction documents for the first phase of development.. .

Attached is 'a site location map indicating the exiSting municipally oWned. property (in.
solid) and the study area for park concept planning.
