The new district, entitled Town Center Zon/ng District <br />will cover the area to be developed as the Ramsey Town Center. The Town Center <br />Zoning District wiI1 govern the type and intensity of uses within the Ramsey Town Center <br />development. .' <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br /> <br />Proposed Town Center Sub-Districts Map <br />Proposed Town Center Zoning Districts <br /> <br />Notification: <br /> <br />Notification of the public hearing on the Town Center Zoning District marled to residents <br />within 700 feet of the property. <br /> <br />Observations: <br /> <br />The Town Center Zoning District is being proposed to apply to the land being developed- <br />as the Ramsey Town Center and additional land west of Armstrong that was designated <br />as mLxed-use on the Comprehensive Plan. The Town Center District is comprised of a <br />number of distinct Sub-Districts intended to define the type and intensity of uses, location <br />of amenities and overall character of development. The sub-districts are as follows: <br /> <br />Mixed-Use Core Sub-District - "TC-I." The Mixed-Use Core Sub-District is <br />intended to provide a mLx of retail, service, professional, community service, <br />daycare, recreational and similar uses near, and within easy walldng distance of <br />the transit station. VerticallY-integrated mLxed use projects with retail, restaurant <br />and service, uses, especially at comer locations, are strongly encouraged. Each <br />block within the TC-1 Sub-District 'shall include at least two of the following <br />uses: commercial, office, civic' and/or residential use. A rmnimum residential <br />density of 15 units per acre in the TC-t sub-district is intended to-provide' the <br />population necessary to facilitate transit oriented development. <br /> <br />Commercial Sub-District - "TC-2" and "TC-2a" The TC-2 Commerci~ Sub- <br />District is designated to provide a location for retail commercial businesses that <br />are not appropriate in the TC-1 Sub-District, including larger scale "big box" <br />retail and other auto-oriented commercial uses. It is intended that these <br />commercial and auto-oriented uses be of compact desig~n and not have the look of <br />typical strip suburban development.
