Case # /

Recommend Park Dedication for Duck Ridge
By: Mark Boos, Parks/Utilities Supervisor

Background:

Attached is the draft July Planning Commission Case relating to Duck Ridge. The four
lot urban subdivision is directly southeast of Peltzer Park and west of the Savanna Trail.

Observations:

It is apparent that a connection from 149th Lane to Garnet Street is important for new and
existing residents to access the City's parks and trails.

This connection could be a concrete sidewalk or a bituminous trail. Staff is
recommending that no credit is given for this link, as staff is also recommending that a
sidewalk is not necessary along 149th - and this link would be less expensive than a
sidewalk. Further, other developments have not received credit for similar cul de sacs
'links'.

As a point of additional information, staff expects that Outlot A will be dedicated to the
City for public purposes.

Commission action:

Based upon discussion

Reviewed by:
Parks/Utilities Supervisor
Community Development Director
City Engineer

Copies to:
Mike LeBlanc
Charles Christopherson

P&R: 07/10/03
