It is fully expected that the Park Commission will be recommending that a trail <br />connection be constructed between the terminus of 149t~ Lane and Garnet Street. This may <br />or may not be eligible for credit towards trail fees due on the Plat. <br /> <br />Sidewalks. Sidewalks are required along all non-cul-de-sac streets and may be required on <br />non-cul-de-sac streets. It is not likely that a sidewalk will be required along 149th Lane N.W., <br />especially if there is the potential for reconstruction in the area to connect 149th and Gm-net at <br />some point in the future. <br /> <br />Park Dedicntion: The sketch plan will be reviewed by the Park Commission at 6:30 p.m. on <br />Thursday, July 10, 2003, for a recommendation on the park dedication requirements. The <br />meeting will be at Emerland Pond Park. The City has the option for cash, land, or a <br />combination of the two. The current cash payment rate for park dedication is $1,800 per new <br />lot created. <br /> <br />Tree Plan. There is no significant tree cover on the site. The addition of two 2.5 inch dbh <br />trees to each lot: will be required in the development agreement. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, July 10, 2003, at the <br />Ramsey Fire Station No. 1, 15050 Armstrong Blvd. NW, to review your sketch plan. Since the <br />Park Commission and Planning CommAssion are meeting on the same night, your case will be <br />one of the first items on the 6:30 p.m. Park Commissign agenda and one of the latter cases on the <br />7:00 p.m. Planning Commission a~enda so that you will be able to attend both meetings on your <br />behalf. A copy of the case cover sheet is enclosed.
