Applicant Wayne Johnson, Rum River Properties, stated that approximately 6 acres on the <br />northwest corner of C.R. #116 and Highway #47 have been on the market for 5 years; he has <br />owned the property for 4 of those years. He stated that the use of that property is driven by market <br />forces, and it is irrelevant whether he or the city feels that a bank or office building is the best use <br />for the property unless they come. He added that the development of the subject property would <br />also serve as a catalyst for the development of the rest of the property located in the area. <br /> <br />Victor Sacco, SuperAmerica (SA) Real Estate Manager, stated they have 660 stores in 11 states; <br />130 in the metro area. Each employs 16-20 full-time and part-time employees, and they pay above <br />the minimum wage to attract good, quality employees. The average store manager has been with <br />SA 6-10 years. They like to employ people from the area to provide a good service to the <br />community. He stated that an SA at this location would add about $70-80,000 in real estate taxes <br />to the City of Ramsey. He noted that people tend to be very finicky in their traffic patterns, and <br />since all the competitors are located on the east side of Highway #47, they feel this location will <br />receive a good morning crowd. He agreed that this area is the new downtown of Ramsey, and he <br />advised that they build first-class buildings which have won designer awards. He added that they <br />will do landscaping since there are no trees on the site at present. He acknowledged that the other <br />businesses in the area feel threatened but responded that competition is good for the community <br />and that there is still a lot of growth occurring in the area. <br /> <br />ADJOURNMENT <br /> <br />Motion by Commissioner Holland and seconded by Commissioner Hendriksen to adjourn the <br />public hearing. <br /> <br />Motion carded.
