Mr. Schroeder continued that there is a natural ponding <br />area that would be retained by the City for drainage purposes and we may be able to make a <br />business park picnic area. We will be landscaping both streets. There will be heavy <br />industrial on the east side of the berm and light industrial on the west side. He added that <br />there are no particular park or landscape plans at this point. <br /> <br />Chairperson Hetland inquired if this would affect the bridge crossing to which Mr. <br />Schroeder replied no, the only impact is that McKinley Street becomes a feeder street to all <br />that. <br /> <br />Commissioner Cook inquired if Outlot A is intended for industrial use to which Mr. <br />Schroeder replied yes. <br /> <br />Commissioner Henn inquired if there will be a trail leading to the drainage easement along <br />the road. <br /> <br />Mr. Schroeder didn't think so as the road will be wide enough. A concern of the <br />businesses is that we not provide an amenity for children in the area. <br /> <br />Commissioner Skinner inquired if Mr. Schroeder could foresee any problem with <br />developing the north side of County Road #116 - if this would deter people from moving <br />into the north side. <br /> <br />Mr. Schroeder stated that C.R. #116 will be the busiest road in Ramsey. The northern lot <br />where Communicor Corporation is located is not the most aesthetically pleasing but the <br />homes across C.R. #116 sold rather easily. He added that Communicor is cleaning up <br />their lot. <br /> <br />Upon request, Mr. Schroeder explained the types of businesses moving into the area. <br /> <br />Chairperson Hetland inquired if the buildings would be of the same design as in the other <br />business park - what would the criteria be. <br /> <br />Mr. Schroeder replied that we are buying and selling the land and we can control the <br />design, etc. <br /> <br />Motion by Chairperson Hetland and seconded by Commissioner Skinner to approve the <br />sketch plan for the City of Ramsey's Business Park and to agree that no park dedication is <br />required. <br /> <br />Motion carried. Voting yes: Chairperson Hetland, Commissioners Skinner, Cook, Henn <br />and Osborn. Voting No: None. Absent: Commissioners Asfahl and Johns. <br /> <br />Case #3: Provide Comment on Draft Trail Corridor Narrative <br /> <br />Parks/Utilities Boos stated that a great deal of discussion has taken place about the purpose <br />of what this case is intended to address. It is to provide narrative for the parks and trails <br />plan; what will the system look like, who will the users be, etc. We talked about trail <br />design, taking into consideration safety and patrolling. The trail descriptions are a brief <br />synopsis of what they may look like. We may not want to talk about specific trail details <br />within the framework of this case. In other areas, such as Sunfish Lake, we could talk <br />about the subdivision around the lake. We should pay attention to the uniqueness of the <br />area.
