Motion by Councilmember Peterson and seconded by Councilmember Beahen to adopt <br />Resolution g95-05-108 granting final plat approval to Deal Industrial Park (3 lots and 1 <br />outlot) contingent upon compliance with City Staff review letter dated April 25, 1995, <br />recommendations of MnDOT and entering into a development agreement with the City. <br /> <br />Motion carried. Voting Yes: Councilmembers Peterson, Beahen, Beyer and Zimmerman. <br />Voting No: None. Abstain: Mayor Hardin. <br /> <br />Case #3: Request for Site Plan Approval of Pro Sporting Goods and <br /> Anchor's Away; Case of Matt Kuker and Jeffrey Deal <br /> <br />Zoning Administrator Frolik stated that Matt Kuker and Jeffrey Deal are seeking site plan <br />approval to develop Lots 1, 2 and 3 of the Deal Industrial Park on a two-phase schedule. <br />The structures on Lots 1 and 2, Pro Sporting Goods and Anchor's Away, respectively, <br />would be constructed in 1995 and the addition to Pro-Sporting Goods on Lot 1 and the <br />second phase of Anchor's Away on Lot 3 would be accomplished in 1996. The proposed <br />use of the buildings would be recreational equipment sales, service and storage. Ms. <br />Frolik explained that the front 17.5 feet of the property on Highway #10 is to be void of <br />any use and the site plan only shows a 10-foot wide green space. City staff is <br />recommending reducing that clear space to 10 feet in this case because the drive/park lane <br />that encroaches this 17.5 foot green space avoids the need for additional accesses onto <br />Highway #10. Also, unlike merchandise display areas, the drive/park lane is an <br />unobtrusive encroachment onto the green space and the 17.5 green space can be readily <br />achieved if and when a service road is developed along the north property lines. She added <br />that all of the structures meet the required setbacks and the exterior facing finish will be <br />wood siding. <br /> <br />Motion by Councilmember Peterson and seconded by Councilmember Beahen to approve <br />the proposed site plan for Pro Sporting Goods and Anchor's Away contingent upon <br />compliance with City Staff Review Letter dated April 5, 1995 and any directives from the <br />MnDOT. <br /> <br />Motion carried. Voting Yes: Councilmembers Peterson, Beahen, Beyer and Zimmerman. <br />Voting No: None. Abstain: Mayor Hardin. <br /> <br />Mr. Jim Deal acknowledged that City Staff was excellent and very helpful; they were great <br />to work with. <br /> <br />Case #4: Request for Site Plan Approval; Case of Trend Scientific <br /> <br />Zoning Administrator Frolik explained that Trend Scientific is requesting site plan approval <br />to construct a manufacturing facility on Lot 1, Block 1, Business Park 95. The facility is <br />proposed to front on Uranium Street and will have two accesses onto that street. The site <br />plan is in compliance with City Code. The City Engineer has reviewed and approved the <br />conceptual drainage plan; however, it is also subject to a review by the Lower Rum River <br />Water Management Organization. The Planning Commission and City staff are <br />recommending site pan approval. <br /> <br />Councilmember Zimmerman inquired about the tract of land to the east - Ready Mix - and <br />inquired if they have an access. <br /> <br />City Administrator Schroeder replied that the City is working with them. Right now they <br />will continue to have access as they currently use it.
