At this time, <br />we do not have a funding source or time frame identified. <br /> <br />Councilmember Zimmerman commented that the Public Works Department has shown an <br />interest in having the connection for snowplowing purposes. <br /> <br />Mr. Schroeder mentioned he would like to see easements along the internal lot lines. "We <br />have a case where we will be paying $5,500 for an easement." He wanted to see this on <br />the final plat. <br /> <br />Doug Uhrhammer, Anoka Electric Cooperative, stated he had no problem with that. <br /> <br />Motion by Councilmember Zimmerman and seconded by Councilmember Beyer to adopt <br />Resolution g95-08-176 granting f'mal plat approval to Anoka Electric Cooperative Energy <br />Park contingent upon the developer entering into a Development Agreement with the City. <br /> <br />Motion carried. Voting Yes: Mayor Hardin, Councilmembers Zimmerman, Beyer and <br />Beahen. Voting No: None. Absent: CouncilmemberPeterson. <br /> <br />Case g2: Request for Site Plan Approval; Case of Anoka Electric <br /> Cooperative <br /> <br />Zoning Administrator Frolik reported that Anoka Electric Cooperative (AEC) has applied <br />for site plan approval of AEC's new operations center to be developed on Lot 1, Block 1, <br />of the proposed plat of AEC Energy Park. The proposed structure is 185,000 square feet <br />in size which is in compliance with the 35 percent lot coverage restriction. The height <br />restriction in the Business Warehouse District is 35 feet and the most southwesterly portion <br />of the structure is proposed at 36 - 37 feet. City staff and the Planning Commission <br />recommend that the development agreement grant such a variance. The storage areas are <br />proposed to be surfaced with bituminous except for the pole storage area. Due to the type <br />of equipment that will be utilized in the pole storage area, the Planning Commission has <br />recommended waiving the bituminous requirement in this area. She explained the <br />screening and the fact that no screening has been proposed adjacent to County Road #56. <br />The Planning Commission recommended the installation of coniferous trees in this area. <br /> <br />Doug Uhrhammer, Anoka Electric Cooperative, stated that all is acceptable to him. <br /> <br />Mayor Hardin inquired about by-pass lanes. <br /> <br />Ms. Frolik stated that this has to be discussed with the County in the future. <br /> <br />Motion by Councilmember Beahen and seconded by Councilmember Beyer to approve the <br />site plan for Anoka Electric Cooperative contingent upon compliance with the City Staff <br />review letter dated July 26, 1995 and the August 1 recommendations of the Planning <br />Commission. <br /> <br />City Council/August 22, 1995 <br /> Page 4 of 13 <br /> <br /> <br />
