Mr. Schroeder stated that his escrow is current <br />but that he cti¢ not know the history of the account. Mr. Schroeder added that Staff could review <br />what the billh g has been and determine if $3,000 is enough or in excess. Commissioner Terry <br />stated that Mr. Karst has a large investment tied up in this business, but the problem was that the <br />City is not billing him for incidental expenses. Commissioner Deemer stated the $3,000 figure <br />was a reconuaendafion to City Council which demonstrates the Commission's anxiety in the <br />matter. Corm aissioner Hendriksen felt that the incentive hasn't been delivered strongly enough to <br />get Mr. Karat to be cooperative and comply with his CUP. <br /> <br />Amendment ~ailed. Absent: Commissioner Thom& <br /> <br />Case 02: <br /> <br />Request for Site Plan Review for Danny's Tranny's, Inc.; case of <br />Mr. Dan Karst <br /> <br />Mr. Dan Karst has submitted a revised site plan to construct a building on Lots 2 and 3, Block 4, <br />Gateway North Industrial Plat #2. City Administrator Schroeder stated the site plan is in <br />conformance ~vith City Code specifications. Mr. Schroeder did inquire into the type of cement <br />block to be used for construction of the building, and Mr. Karst replied that the upper fourth of the <br />building woullfl be constructed with some type of decorative block. <br /> <br />Commissioner Deemer advised Mr. Karst that the City did not want a big ugly fence, and Mr. <br />Karst stated that the tin foil fence will be removed, but he had no intention of removing the large <br />trees. <br /> <br />Motion by COmmissioner Hendriksen and seconded by Commissioner Holland to amend the City <br />Staff review letter dated May 24, 1993 to include Lots 2, 3 and 4, Block 4, Gateway North <br />Industrial Park Plat #2. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden, Commissioners Hendriksen, Holland, <br />Deemer, LaI)he and Terry. Voting No: None. Absent: Commissioner Thorud. <br /> <br />Motion by C0~mmissioner Deemer and seconded by Commissioner LaDue to amend any reference <br />to curbing in flae site plan development permit to allow for B-612 or surmountable concrete. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, LaDue, Hendriksen <br />and Holland. ~Vofing No: Commissioner Terry. Absent: Commissioner Thorud. <br /> <br />Mr. Karst reforred to item #2, Building Elevation, in the City Staff review letter dated May 24, <br />1993, and stat~! he thought the proposed structure elevation of approximately 27 inches above the <br />road centerlin~ was inaccurate and should possibly be 20 inches. <br /> <br />Motion by Commissioner Terry to amend item #2 of the City Staff review letter dated May 24, <br />1993 to put ~ proposed structure elevation at approximately 20 inches above the road centerline. <br /> <br />Motion dies for lack of a second. <br /> <br />City Administration Schroeder stated that Staff would verify the accuracy of the figure. <br /> <br />Planning & Zoning Commission/June 7, 1993 <br /> Page 4 of 5 <br /> <br /> <br />
