Setback - The minimum horizontal distance between a building and lot line. <br />Distances are to be measured from grougd level except as provided hereinafter. <br /> <br /> Slope - The degree of deviation of a surface from the horizontal, usually <br />expressed in percent or degrees. <br /> <br /> Solar Access - That access between the solar energy collector and the sun which <br />must be free of obstructions that shade the collector to an extent which precludes the effective <br />operation. .. <br /> <br /> Solar Energy - Radiant energy that is '.direct, diffused, and reflected ensrgy <br />received from the sun. <br /> <br /> Story - That portion of a building including beneath the upper surface of a floor <br />and upper surface of floor next above, except that the topmost story shall be that portion of a <br />building included between the upper surface of'the topmost floor and the ceiling or roof above. <br />If the finished floor level directly above a basement or cellar, or unused underfloor space is more <br />than six (6) feet above grade as defined herein for 'more than 50 'percent of the total perimeter or <br />is more than twelve (12) feet above grade as defined herein at any point, such basement, cellar, <br />or unused underfloor space shall be considered a story. <br /> <br /> Street Frontage - The proximity of a parcel of land to one or more streets. An <br />interior lot has one street frontage and a comer lot has two frontages. In no case shall street <br />frontages in the Urban Area be less than 40 feet and in the Rural Area, street frontages shall not <br />be less-than 200 feet except lots fronting on cul-de-sacs shall have not less than an 80 foot <br />frontage. <br /> <br /> Street Frontage, l~inimum - The lot width requirement for the district in wkich <br />the parcel is located. <br /> <br /> Structure - Anything which is built, constructed or erected; an edifice or <br />building of any kind; or any piece of work artificially built up and/or composed of parts joined <br />together in some definite manner whether temporary or permanent in character~ ' <br /> <br /> Structure, Principal - Anything that houses or facilitates the principal use of a <br />property. <br /> Subdivision - Division of a tract of land into two or more lots or parcels of land <br />for the purpose of transfer of ownership or building development. The term includes re- <br />subdivision and, when appropriate to the context, shall relate to the process of subdividing or to <br />the land subdivided. <br /> <br /> Townhouses - Structures housing three (3) or more dwelling units contiguous to <br />each other only by the sharing of one common wall, such structures to be of the town or row <br />houses type as contrasted to multiple-dwelling apartment structures. No single structure shall <br />contain in excess of eight (8) dwelling units and each dwelling unit shall have separate and <br />individual front and rear .entrances. <br /> <br />13 <br /> <br />-127- <br /> <br /> <br />
