The preliminary plat submittal consists the <br />preliminary plat sheet, existing conditions sheet, preliminary site and utility plan, preliminary <br />grading plan, preliminary, lands~.ape plan, and tree inventory sheet. I offer the following <br />commen~s: <br /> <br />General: The development property is approximately 51.91 acres ha size and is generally <br />located in the northwest corner of County Road 56 (Rarnsey Blvd.) and County Road 116 <br />(Industry Blvd.) The preliminary plat is proposing to develop a total of 156 town.homes on 23.12 <br />net acres; 6 eight-unit buildings (back to back), 3 eight-unit buildings (rowhouse style), 7 six- <br />un/t buildings (rowhouse style), and 7 s/x-unit building (new urban/st style). The townhomes <br />wil/be subject to a sire plan review for all other aspects of the proposal including but not limited <br />to architectural standards, off-street parking, structure setbacks, and landscaping. The results of <br />the site plan review may impact the actual number of townhomes to be developed on the <br />property. <br /> <br />Zoning: The subject property is zoned R-2 Medium Density Residential which allows for <br />townhome developments up to 7 un/ts per net acre. <br /> <br />DensiW: The subject property, is limited to a max/mum net density of seven (7) units per acre. <br />The development site is approximately 26.46 acres (goss) and the 156 units proposed results in a <br />~oss density, of 5.9 units per acre. The net area. (exclusive of wetlands /n the development <br />portion and major road right-of-way) of the development is 23.12 acres in size, which results in a <br />net density, of 635 units per acre. The proposed development complies with City Code. <br /> <br /> <br />
