The Parking Plan shall also attempt to <br />anticipate to the extent possible, how to address longer term parking arrangements if the <br />possibility oi' use converSion or building expansion exists. Parking shall be provided <br />under any of the following arrangements: <br /> <br />Off-street parking in the TC-1 and TC-2 Sub-Districts shall be <br />secured for public use through parking easements and other <br />appropriate conveyances. Individual businesses located in the TC- <br />1 Sub-District shall not secure?arking spaces unless they can be <br />accommodated in a parking structure or inside a building. Shared <br />parking arrangements between nearby uses are encouraged in both <br />Sub-Distr/cts. <br /> <br />.b. <br /> <br />On-street parking adjacent to buildings _may be used for the <br />purposes of calculating parking requirements, for street level, non- <br />residential uses. " <br /> <br />eo <br /> <br />A Parking Plan shall accompany a Development Plan and any <br />revisions that may occur over time. Consultation with the City <br />prior to preparing the Parking Plan is recommended given the <br />number of sources that may be used for baseline assumptions. <br /> <br />Within the TC-4 Sub-District~ parking on individual parcels <br />serving individual uses may be provided if designated and <br />approve.d as part of the Master Plan. <br /> <br />Minimum required parking shall be calculated based on the <br />following: <br /> <br />Retail 4 per 1,000 sq. ft. <br />Restaurants 5 per 1,000 sq. ft. <br />Offices 3 per 1,000 sq. ft. <br />Medical offices, clinics 4 per 1,000 sq. ft. <br />Health clubs 3 per 1,000 sq. ft. <br />Theaters, places of assembly 1 per 4 seats <br />Residential <br /> Attached or detached 2 per <br /> Muki-family units 2 per <br /> <br />unit <br /> <br />Maximum required parking. For nonresidential uses, the <br />maximum amount of surface parking shall not exceed the speciSed <br />minimum by more than 25 percent.
