PARK DEDICATION <br /> <br />18. Land and Cash Contribution. The Plat is located in the Sunfish Lake Recreation District. <br /> Park dedication requirements shall be satisfied by a cash payment and .5 acre land dedication. <br /> The first phase of A!pine Acres Plat is platting 53 un/ts, which equates to a cash payment of <br /> $95,400. A payment in the amount of $32,724.00 will be credited towards park dedication <br /> fees. This results in a payment of Sixty Two Thousand Six Hundred Seventy Six Dollars and <br /> no Cents ($62,676.00) due to satisfy park dedication requirements for phase one of the Plat. <br /> This payment shall be made to the City prior to the release of the Final Plat for recording. <br /> <br /> SECTION V <br />TRANSPORTATION AND LANDSCAPING <br /> <br />19. Trail Development And Fees. The City Council has enacted a trail development fee in the <br /> amount of Four Hundred Seventy Five Dollars and no cents ($475.00) per unit. Therefore, a <br /> payment in the amount of Twenty Five Thousand One Hundred Seventy Five Dollars and no <br /> cents ($25,I75.00) (53 lots x $475/lot) shall be paid to the CITY prior to~ releasing the Plat <br /> for recording. The DEVELOPER shall also be responsible for constructing an eight (8) foot <br /> wide bituminous trail along Nowthen Blvd., Sunfish Lake Blvd., and Alpine Drive of said <br /> Plat along with trail segments as stipulated in the approved preliminary plat. The CITY <br /> herein agrees to credit the trail development fees on the Plat in an amount equal to the <br /> surface costs associated with the trail segments located outside of the Plat boundary lines. <br /> The credit is calculated as follows: 3,380 feet of 8' foot wide bituminous ~ $9.75 per foot <br /> =$32,950.00. Therefore the amount of the credit shall be Thirty Two Thousand Nine <br /> Hundred Fifty Dollars ($32,950.00). Therefore, no payment for trail development fees are <br /> required at this time. Future phases of the development will be subject to trail development <br /> fees in effect at the time of final plat approval.. However, a credit of $7,775.00 will be <br /> applied to future phases of the Alpine Acres subdivision. <br /> <br />20. Sidewalk Construction. The DEVELOPER shall construct and pave, in accordance with <br /> CITY standards, a five (5) foot wide concrete sidewalk with pedestrian ramps in locations <br /> prescribed by the CITY, not to exceed 5%. Sidewalk construction will occur along Sodium <br /> Street and Radium Street for the first phase of said Plat. The costs associated with sidewalk <br /> construction are not eligible as a credit towards the Trail Development Fees and/or Park <br /> Dedication requirements due on the Plat. <br /> <br />21. Tree, Shrub and Sod Planting Plan. The addition of trees, shrubs and sod to the Plat shall <br /> be in accordance with the approved Landscape Plan referenced in the Site Plan Development <br /> Permit. The DEVELOPER is required to submit a Plan for CITY approval that identifies <br /> existing tree growth within the Plat that will be protected during construction. The trees to <br /> be protected must be identified on the grading plan, and the plan must require the installation <br /> of 'tree save fences' prior to land clearing or grading.
