Subject to easements of record. <br /> <br />the ("Site") <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or <br /> architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The Structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The townhomes structures shall be sited and constructed on <br />the Site as shown on the Site Plan prepared by Hakanson Anderson Associates Inc., dated <br />April 30, 2003, revised June 19; 2003. <br /> <br />4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the <br /> City Engineer. <br /> <br />o <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Plan. The Required Improvements are as follows: <br /> <br />a. Installation of bituminous driveways, driveway collectors, parking nodes and <br /> maneuvering areas. <br />b. Installation of continuous, surmountable concrete curbing and gutter around the perimeter <br /> of all bituminous surfaces, except residential driveways and trails. <br />c. Establishment of turf in areas disturbed during construction and in accordance with the <br /> Site Plan. <br />d. Landscaping in accordance with the Landscape Plan prepared by Hakanson Anderson <br /> Associates Inc dated April 25, 2003, revised June 19, 2003. <br />e. Irrigation system in accordance with the Irrigation Plan prepared by Design Services <br /> dated May 15, 2003. <br />f. Irrigation rain sensors shall be installed and appropriately placed throughout the <br /> development. <br /> <br /> Alpine Acres Development.
